Introducing our new product: Hybrid Valuation – A Smarter Way to Value Property

After completing thousands of appraisals since launching my career in 2020, I noticed a clear gap in the market. Traditional appraisals can be overwhelming, time-consuming, and costly—often packed with information that many clients simply don’t need. On the flip side, automated tools like Zestimates frequently miss the mark entirely.

That’s why I created Hybrid Valuation.

Think of it as a “lite” appraisal—streamlined and stripped of the fluff, yet still backed by the same professional expertise, methodology, and attention to detail I bring to every full appraisal. And because it doesn’t require a physical inspection or full-length report, this service is now available nationwide, for a flat fee of $185.

Here’s how it works:

  • I’ll collect some basic information from you about your property, including photos, or construction plans for proposed dwellings.

  • I’ll manually review that info and use it to develop a property profile.

  • Then, using the Sales Comparison Approach (a core method used in traditional appraisals that evaluates your home based on recent comparable sales), I’ll complete a sales grid to arrive at an estimated opinion of value. The sales grid is used for comparing similar properties while making market extracted adjustments for differences in features.

What You’ll Receive:

  • A clean, easy-to-understand estimate of value

  • A copy of the completed sales comparison grid

  • A brief summary of findings

  • Faster turnaround and lower cost than a traditional appraisal

This isn’t some automated formula. Every valuation is personally reviewed and developed by me, using the same methodology I apply to full appraisal reports.
